Twelve is situated right next to York Place, the last tram stop on a 40-minute journey from the airport. We are just minutes away from St James’ Bus Station and Waverley Railway Station, and a 20-30 minute taxi journey from Edinburgh Airport.
The hotel’s position on Picardy Place is ideal for both business and leisure travellers, and it’s central location makes it ideal for our guests to explore the city on foot. A short walk will bring you to Edinburgh’s buzzing centre point, Princes Street, and Calton Hill is also close by, where you can experience some of the best views in Edinburgh by day or night. The Playhouse Theatre located across the street, offers an array of touring musicals, comedy shows and concerts. OUR ROOMS
Our Superior Rooms are located on the first and second floor of the building and come equipped with luxuries such as a Rainforest Shower and Queen size bed.
Our Executive rooms offer guests with additional space in which to relax, unwind and pamper themselves, with luxurious comfort and beautiful surroundings.
Both of our exceptional Master suites are located on the first floor. Each suite provides guests with added space, sumptuous decor, a tranquil Soaking Tub and Rainforest Shower.
Important Information:
As the building is listed and it’s structure protected by the law, there is no wheelchair access and there is no access to a lift in our three-storey Georgian Townhouse Hotel. Staff will be available to help with your luggage. We apologise for any inconvenience.
We do not provide a breakfast service at Twelve Picardy Place but our reception team are happy to recommend local eateries.
In accordance with Scottish legislation, we do not allow smoking within the building and a £100 fine will apply.
