Overlooking one of Edinburgh’s prettiest private garden squares, The Principal Edinburgh Charlotte Square — formerly The Roxburghe Hotel — consists of seven inter-connecting Georgian townhouses in the heart of the New Town, a UNESCO world heritage site.

All of our bedrooms and suites have been given a smart, new look, inspired by the golden age of travel and a genuine sense of Scottish hospitality. Guests familiar with PRINCIPAL will find familiar touch points, including the red bedside telephone, tuck box of treats and a vintage post box. Free, superfast Wi-Fi with a maximum bandwidth of 100Mb is available throughout the hotel.

Our entry-level rooms are cosy and full of character. Ideal for short stays and solo trips, they are located across the Georgian townhouse buildings and the new house. Bathrooms include signature toiletries designed in collaboration with The Perfumer’s Story, rainfall showers and Principal bathrobes.

Superior

More spacious than our Guest rooms, our Superior rooms are ideal for longer stays or as an affordable upgrade. You'll find a mix of either sofas or a table and chair in these rooms. Bathrooms include signature toiletries designed in collaboration with The Perfumer’s Story, rainfall showers and Principal bathrobes.

Deluxe

Deluxe rooms are some of the best in the house, with a real sense of place and a lovely attention to detail. All rooms have king-size beds with a larger working space. Bathrooms include signature toiletries designed in collaboration with The Perfumer’s Story, rainfall showers and Principal bathrobes.

Junior suite

Junior suites are generous open-plan rooms with space to stretch out and relax, many of which have Chesterfield-style sofas. They include hand-made, pocket-sprung king mattresses made in the UK especially for PRINCIPAL, and thoughtful touches such as Nespresso coffee machines and portable record players and vintage vinyl. Our suites include fresh flowers and evening service. The ceramic-and-marble bathrooms offer a mix of walk-in showers and bathtubs with 70ml Perfumer's Story toiletries.

Signature suite

Signature suites are located in the original Georgian townhouses with views of Charlotte Square, period details and quirky features as well as a separate living room area. They include hand-made, pocket-sprung king mattresses made in the UK especially for PRINCIPAL, and thoughtful touches such as Nespresso coffee machines and portable record players with vintage vinyl. Our suites include fresh flowers and evening service. Principal suite

The Principal suite is the largest and most generously appointed suite in the hotel, and occupies the raised ground floor of one of the original Georgian townhouses. There’s bags of space in which to make yourself at home, including a big, comfy sofa; a dining table that seats four, a roll-top bath and separate, walk-in shower; and of course a king size bed with our signature linen.
