Parking for two vehicles is adjacent to the house; it is level and wide enough to fully open all doors of the vehicle with no obstructions. From the parking area there is a 1.2m wide ramp with a continuous hand rail to the main entrance door and level access into the hallway of the house. The main entrance door and all doors throughout the property are a minimum width of 820mm from frame to frame.
The house is single storey but split level, the kitchen, hallway, bedrooms and bathrooms are on the upper level. The large lounge and dining area are open plan to the hallway and kitchen but are on a lower level accessed by 3 steps, each step has a 200mm riser and a 300mm tread. Flooring to the hallway, kitchen, dining area and bathrooms are tiles, lounge area and bedrooms are carpeted.
Doors to both bathrooms are outward opening, the en-suit bathroom to the front bedroom has a level access walk in wet room shower with a glass screen, access width between the wall and the glass screen is 530mm.
There is a 5 metre wide bi-fold door which gives level access to a large timber decked area with garden seating. There are 3 steps built within the decking area that lead down to a small patio and further seating. Each step has a 180mm riser and a large tread area of 1000mm.
Both bedrooms have wall mounted TV’s with DVD players on remote controls. There is a pillar box type gas fire in the lounge area which can be operated by a remote control.
Cooking facilities include a gas hob located within the work top, a double oven and grill, and a microwave oven located in one of the kitchen cupboards. Upper oven/grill door height is at 1200mm and the lower oven door is at 900mm. The Microwave door height is 1400mm. The kitchen has a built in washer, dishwasher and large fridge, all cupboards are easily accessible with the exception of one high wall cupboard containing glasses, (these can easily be relocated to a lower cupboard on request)
In accordance with the current regulations all wall electrical sockets are at 450mm and all light switches are at 1200mm. The property has good lighting in all rooms and external lighting to the decking/patio area, entrance door, access ramp and parking area.

We aim to make all our guests feel comfortable in our home whatever disability may or may not be evident. The accommodation is on two levels with the bedrooms located on the first floor.
