Introduction 
Wheatacre Hall Barns consists of eight-catering barn conversions on a working arable and dairy farm. All properties have exposed brickwork and beams. We have tried to provide as much information as possible in this statement, if you have any queries please do call.  All properties are non-smoking.  We look forward to welcoming you.

Pre-Arrival

  • Bookings/enquires can be made via email, fax, and telephone.
  • We do have a limited rural bus service with buses that will stop outside the property on Station Road.
  • The nearest train station is Haddiscoe(3 miles) which links to mainline Norwich Station or Beccles (5 miles) which links to mainline Ipswich station.
  • Taxi's can be booked from Beccles please ask the office for further details of taxi services available.
  • Shopping can be delivered and accepted in advance of your visit from Tesco's, Waitrose, Asda and Sainsbury's on line.

Arrival & Car Parking Facilities

  • Luggage can be unloaded at the front of the properties (and also at the rear in the case of Woodcock & Snipe).
  • There is close parking in front of the properties.
  • There is courtyard and covered parking in Mallard, Snipe & Woodcock.
  • Ample parking for a number of cars.
  • Gravel yard with parking with adjacent paved pathways to front doors.
  • Entrances has small weatherboard thresholds to front door and at rear paved platform with step - Coot, Widgeon ,Teal, Partridge and Pheasant   Mallard has a raised platform with step to front door and patio door (Ramps available at request). Woodcock and Snipe front paved entrance, rear three steps onto paved area.
  • Parking is less than 10 meters in distance.

Main Entrance & Reception

  • Main entrance to Coot, Widgeon,Teal, Partridge and pheasant is a  tiled  terracotta area leading through glass fire door with self closure. Entrance to Mallard, Snipe and Woodcock is to a fitted matted area with direct access to living area.
  • There is ample free space in all properties for clear access.

Public Areas - General (Internal)

  • No public areas in properties all self contained.

Public Areas - WC

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe

  • The living area is open plan in all properties with combined living, dining and kitchen area clearly defined.
  • Please individual property listings
  • All dining tables are wooden with sturdy legs on each corner.
  • Free space is available around all tables.
  • Chairs with rush woven seats are all movable. There are further bar stools in each property available which are found against breakfast bar in kitchen area. Not in Partridge or Pheasant, dining chairs have leather seats.
  • All flooring is fully fitted carpet, fully tiled in kitchen and shower areas.
  • The lounge seating area has movable furniture with leather sofas and stools.
  • The sofas have softened furry type throws and cushions.
  • Teletext widescreen TV provided with remote control also available Freeview and DVD/Video combi players and CD player.

Laundry

  • There is no separate laundry but a standard automatic washing machine front loading is found in the kitchen.
  • A rotary line is provided for clothes drying, one is supplied to each property and if in bad weather provisions for drying can be made in the office. Please ask for details.

Shop

  • There is no shop available.
  • Fresh farm produce - Eggs, milk, Ice cream and dairy products are available from office.

Leisure Facilities

  • A Hot Tub with a wooden building is found in the grounds for guest's enjoyment.
  • It can be reached via a slabbed pavement from the central courtyard.
  • Full instructions for use and rules of use are found within the building.
  • A grass area for outside games and entertainment is found at the rear of Coot, Widgeon and Teal and can be accessed by pathway at end of Teal barn or from the rear gardens of said properties. Free access for all guests.
  • A games room is available with pool, table tennis and table football. W.C. Entry from slab step double door and from gravel car park. Alternative entry (private) from Tarmac area upon request.
  • Fitness Barn is available with cycle, cross trainer, treadmill, rowing machine and Ab trainer.
  • Soft Play area for under 5's padded walls and flooring several soft play shapes.  Viewing area with movable sofas on brick floor.  Drinks facility.
  • Swimming available free of charge at Waveney River Centre.

Outdoor Facilities

  • Please see above.
  • Many on farm walks are available please see maps on arrival found in welcome packs. Cycles for hire including child seats, tag-a-long and trailed buggy.  Safety helmets.
  • Animals to view on farm.

Bedrooms

  • Each property has the same combination of beds one king size (5ft) double bed, I (5ft) zip and link (can be converted to two 2ft 6 singles) and a twin room (3Ft).
  • Mallard has an extra single bed in twin room.
  • Partridge and Pheasant Barn have one bedroom with 6ft (super King) zip and link can convert to two 3ft single beds.
  • Non Feather duvets and pillows provided in each room.
  • Sheets, duvet covers and pillow cases are poly-cotton.
  • All bedrooms have thermostatic controlled radiators and fully opening windows.
  • Pheasant and Partridge have thermostatic controlled under floor heating.
  • Windows in Coot, Widgeon and Teal are electrical controlled.
  • All windows have curtains or blinds.
  • Beds in Mallard, Coot, Widgeon and Teal are all fully movable to allow extra space if required.

First Floor

  • Reached via staircase in Coot, Widgeon, Teal, Snipe and Woodcock.
  • Fully fitted carpet on stairs and large landing area.
  • Handrail on one side of stairs and wall on other.

Kitchens

  • Flooring is tiled.
  • Spotlights and under unit lighting is provided.
  • Gas hob and electric oven.
  • Separate fridge, freezer and dishwasher.
  • Fully automatic washing machine front loading.
  • Large cutlery drawer with utensils.
  • Good contrast between floor and units.
  • Breakfast bar with stools.
  • Fully fitted kitchen to high spec.
  • Microwave oven, electric kettle and coffee maker.
  • Fire Blanket.

Bathrooms, En suites and Shower Rooms

  • Ground floor shower room with tiled floors and W.C., wash basin and shower unit.
  • Contrast in floor, tiles and sanitary wear.
  • Ensuite shower room with W.C. and washbasin from master bedroom. Fitted carpet. Tiled walls to dado height.
  • Family bathroom with bath and separate shower cubicle, W.C. and washbasin. Fitted carpet. Tiled walls to dado height.

Grounds and Gardens

  • Each property has own patio area with sturdy garden furniture and Barbeque.
  • Mallard, Coot, Widgeon, Teal, Partridge and Pheasant Barns all have grassed areas.
  • Courtyard is gravel with paved slabbed pathways.
  • Large grass area for recreation to rear of main barns.

Additional Information

  • Information folder is produced in size 14 font (can be increased on request).
  • Light switches and power points at sensible height to reach from sitting and standing position.
  • Reasonable mobile phone reception.
