Is a modern, detached guest house residence, built in the early 1980s, in a quiet, leafy lane, a short walk from York's old centre, with private car parking and garaging for cycles and motorbikes. 

Situated just off the main York to Hull road (A1079), close to York University, Business Science Park and the Borthwick Institute for Archives, providing en suite or standard room accommodation including facilities for wheelchair disabled or the elderly. Dogs are welcome by arrangement. Free WiFi available.

Bull Lodge is a three storey detached building with an enclosed rear car park where there is an attached single storey extension with one ground floor annexe guest room and owners private accommodation. Both the approach and car park are on the level.

The main guest house is accessed either through the front door from street level via the small lobby area and inner door to the hallway or the rear hallway door from the car park. The front door entrance is slightly raised (5.5" step in, 3.5" step out, 31.5" open width), the inner door slightly narrower at 27.5" than either the outside front door or rear hallway door. The rear door entrance is one step high (7" step in, 28" open width). For wheelchair access we provide a wooden ramp at the rear door for ease of access. All the ground floor is on the level.

All guest bedrooms are located on the first floor in the main guest house with a guest lounge, the dining room, a small WC, reception point, registering desk and visitor information located on the ground floor all off the hallway. The lounge doorway entrance is 28" wide, the breakfast room has double doors with no access problem. The lounge is open for residents from 07.30am until 10.00pm and locked overnight for safety although guests can request later access by arrangement. The breakfast room is open from 08.00 am until the end of breakfast. There is a central table opposite the door with ample room for a wheelchair and/or a working dog such as a guide dog (other pet dogs are prohibited from the dining room). The WC is not wheelchair accessible.

Guest bedrooms, other than the ground floor annexe room, are on the first floor up a straight 14-step (31" width, 7.5" height) staircase. There is a banister to the left, a wall on the right. when rising. All guest bedrooms and the shared bathroom are on the same level. Guest bedrooms 2 & 3 are en suite(leading directly off the bedroom) and fitted with standard sanitary fittings - washbasin, toilet and shower cubicle. Both shower cubicles are on raised shower trays, Room 2 10.5" high, Room 3 7.5" high plus a 6.5" step. Rooms 1, 4 & 5 have there own standard washbasin in their bedroom but share the public shower-room and toilet. This is modern and spacious, located directly next to room 4, a couple of paces from Room 5 and about 10 paces away from Room 1. There are no grab rails provided on this floor.

The ground floor annexe Room 8 lies beyond the rear car park some 45 feet from the rear hallway door (plus 18 feet to the dining room or lounge). It was designed with the elderly, accompanied wheelchair and other mobility impaired guests in mind. Please note it is not suitable for guests who require the level of care and service associated with either a nursing home or respite centre. The room opens out directly onto the rear of the car park, there being a slight upwards slope from the car park to the level doorway entrance (28" wide). The room has one double bed and is only wheelchair accessible on one side. There is a spacious en suite wet type room (directly leading from the bedroom) with open plan shower and seat, toilet and washbasin. The sanitary fittings are standard (regular height toilet and washbasin though the washbasin taps are quarter turn). The floor is totally level and laid with non-slip tiles. There is ample room for a wheelchair to turn comfortably in the shower room. There are grab rails in the shower area, to the right hand side of the toilet when seated and the washbasin. There are no grab rails in the bedroom area. The double bed is a standard double divan not designed for specialist equipment (monkey pole etc.). A powered wheelchair or electric buggy may be left, and recharged, in the adjoining garage. The room also has an emergency call button which sounds in the owners' accommodation in an emergency
